The Carribean Eco-Smart City
Located just offshore from Guyana and Suriname is a basin that has emerged as the center of a significant oil boom in South America. Recent exploration achievements in the Guyana-Suriname Basin have led to a considerable oil boom in the area. The Stabroek region and Block 58, situated off the coasts of Guyana and Suriname, continue to uncover substantial oil reserves, while the Demerara and Berbice blocks also exhibit vast potential acreage. Many large oil and gas companies are operating in these regions, with their drilling platforms positioned near the mouth of the Courantyne River, which lies between Suriname and Guyana. As we navigate a few kilometers up the Courantyne River, we encounter the Caribbean Eco-Smart City, located next to Papegaai Island.

This island is named after the parrots that inhabit the lush rainforest. The uninhabited island boasts an abundance of natural beauty. It is richly vegetated and features untouched nature. The Caribbean Eco-Smart City consists of two phases. Phase 1 includes a fully gated community featuring exclusive luxury eco-resorts spread over 200 acres, designed for oil and gas executives. Phase 2 involves additional development
on an adjacent piece of land, transforming the area into a city that will feature, among other things, an international airport, a golf course, a shopping center, and several plots with beautiful white sandy beaches. This brochure focuses solely on phase 1 of the Caribbean Eco-Smart City. This phase is located on a vast tract of land along the Courantyne River, covering approximately 200 acres. The area of phase 1 of the Caribbean Eco-Smart City measures about 500 meters in width and stretches 2 kilometers in length, as shown in below parcel map; 455 lots, each measuring 1500 square meters with waterfront access, have been designated on this property. Both water and electricity services are available to the lots, which are conveniently reachable via roads.
As illustrated, this site is perfectly suited for the construction of luxurious villas intended for oil and gas executives as well as business owners in the oil and gas sector. These opulent waterfront villas are set within a stunning landscape and feature a delightful natural environment. The initial phase of the fully gated Caribbean Eco-Smart City also includes a beautiful community house or clubhouse, specifically designed for the residents of this city. This community house features a banquet hall, conference room, fitness facilities, a tennis court, a swimming pool, a lovely beachfront restaurant, a helipad, a marina, and luxurious vacation villas on the river.



The aim is to provide the residents of this city with a comfortable living environment that is in harmony with the stunning natural surroundings. These special amenities will significantly enhance the well-being of the employees from the oil and gas companies residing in the Eco-Smart City. You have the option of choosing from 453 luxurious waterfront villas, which can be constructed by us or by yourself following our guidelines. The villas feature elegant luxury accommodations, complete with spa-like bathrooms, a private pool with an outdoor jacuzzi, a marina, and 5-G Starlink Internet.
Most of these villas are situated on white sandy beaches, offering a unique opportunity to explore the hidden wonders and beauty of the island while enjoying comfort and style from your villa. The villas are situated in an area that perfectly complements the stunning natural landscape. They provide residents with a unique opportunity to explore the hidden wonders and beauty of the rainforest while enjoying comfort and elegance. The backyards of the villas can be equipped with a helipad for oil and gas executives who wish to fly directly from their offshore drilling platforms to their homes. The recreational options, especially after the completion of phase 2, include relaxing by the water, bird watching, golfing, fishing, jet skiing, boating, and surfing. The Caribbean Eco-Smart City is well-protected, featuring armed guards at the main entrance who monitor the entire premises around the clock. The entire area is also under surveillance by video cameras. Furthermore, the staff at the community house is consistently dedicated to promoting the well-being and happiness of the residents.
Financials
We have now commenced the implementation of phase 1 of the Caribbean Eco-Smart City using our own financial resources, which is expected to take a maximum of 1 year. We require a capital investment of approximately $10 million USD to complete this phase, which includes earthworks, subdivision of the entire plot, connection of water and electricity, construction of asphalt roads, landscaping, fencing, security, building a community house, constructing an apartment complex, a tennis court, developing a marina, and vacation lodges on the water. The income generated from this phase of the project will be derived from the sale of lots, allowing buyers to construct their own villas through our construction firm. Each gated waterfront lot, measuring 1500 m2 and equipped with utilities, is priced at $150,000 USD. The overall profits from selling 453 lots, along with the profits from villa construction, are estimated to be approximately $80 million USD, which is expected to be realized within a period of 15 months.
